The Land Development Code of Hillsborough contains twelve different articles. It begins with ‘general provisions,’ ‘zoning,’ ‘special district,’ ‘natural resources,’ ‘development options,’ ‘design standards’ and ‘improvement requirements,’ ‘signs,’ ‘operating standards,’ ‘agencies,’ ‘administration,’ ‘interpretations,’ and ‘definitions.’ The article of interest for this annotation include article six design standards and improvement requirements; part 6.06.00 landscape, irrigation, and buffer requirement; Section 6.06.05 Street Trees.
Section 6.06.05 Street Trees
The purpose of the street tree
section is to require trees along collector and local roads in
subdivisions. One tree per lot is
required unless the lot is more than 100 ft. wide then one tree per 50 feet
will be required. An exception for this
is on cul-de-sac where every other lot will be required to have a tree. If palms are used then the number must be
doubled.
All trees must be at least 6 ft. tall shade trees and Florida grade #1. Palms may be substituted at a ratio of 2:1. These palms must have an 8 ft. clearance and an 8 inch diameter. When a community requires more than 100 trees then a second type of tree must be used in a manner that combines that varies well.
Placement of trees is recommended at 6 ft. from back of curb and 3 ft. from the sidewalk which should always be in the right of way. When it’s not possible on the right of way then planting on the lot within 5 ft. of the property is required. All trees will be a minimum of 10 ft. from utilities and leeway given for obstacles such as driveways.
These street trees which are
planted can be used as credit for any replacement of trees that were cut due to
design issues. These trees would be
credited inch for inch. All trees shall
be planted prior to the issuance of the Certificate
of Occupancy for each residence.
